WHAT TYPE OF PROPERTIES DO YOU BUY?

We will literally buy any house! Ranging from flats, bungalows, terraced, semi-detached, detached, leasehold or freehold. We will buy brand new houses or properties in need of some TLC. We even buy commercial property.

WHERE IN THE COUNTRY DO YOU BUY HOUSES?

Our focus is purchasing properties in the South Midlands, predominantly Bedfordshire, Buckinghamshire and Northamptonshire. However, with our network, we are able to help with the sale & purchase of your property throughout the UK.

HOW MUCH WILL YOU PAY FOR MY HOUSE?

We will pay up to 100% of the market value of your home. It is not uncommon for our offer to you to be slightly under the market value, but in return you will receive a guaranteed cash purchase for your property in a timescale that suits you. You will not have to pay estate agents fees and deal with the potential long delays of a traditional sale process.

DO I HAVE TO WAIT LONG FOR AN OFFER?

DO YOU CHARGE FOR YOUR SERVICE?

With funds readily available we are able to buy your property in as little as 7 days, sometimes quicker. However we can tailor the timescale of the purchase to suit your individual circumstance.

I WANT TO SELL MY HOME, BUT I’M NOT LOOKING FOR A QUICK SALE. WILL YOU STILL BUY IT?

Yes. You may be relocating at a fixed date into the future but want the security of a guaranteed offer on your home. Although we can purchase very quickly, we are happy to work with homeowners and complete in a timescale that suits them.

IS IT TRUE YOU BUY ANY HOUSE?

Yes, we will buy any house! It does of course depend on us agreeing a purchase price with you. Yes, we are happy to purchase your property from you even if it is currently being marketed by and estate agent. It is in our interest to keep estate agents on side, and for this reason we are happy to work with them should we proceed with the purchase of your home.

WHAT WILL MY ESTATE AGENT SAY IF I SELL MY HOUSE TO YOU?

It is in our interest to keep estate agents on side, and for this reason we are happy to work with them should we proceed with the purchase of your home. If you are still in contract with your estate agent we will, in most circumstances, pay your fees due to the estate agent, so they are still getting paid.

YOU SAY YOU ARE A CASH BUYER. WHAT DOES THIS MEAN?

We have funds available to complete on the purchase of your house, without the need for a mortgage.

MY PROPERTY IS NOT IN GOOD CONDITION. DOES THIS MATTER?

No, the condition of your property does not matter. Whether your property requires internal redecoration or a full back to brick renovation, we are interested in buying it.

I HAVE PLANNING PERMISSION ON MY PROPERTY. CAN I BENEFIT FROM THIS?

Yes. Sometimes a homeowner already has planning permission granted, or simply the property has potential for development, but they do not have the time, experience or funds available to complete. We are happy to work with homeowners and develop their property and share a percentage of the profit.

CAN I CHANGE MY MIND AND CHOOSE NOT TO SELL MY HOUSE?

Yes, you can choose not to proceed with the sale of your home, up until contracts have been exchanged. Our service to you is free of all commission and fees and our no obligation offers mean that you are not tied into the sale. If at a later date you decide you want to proceed with the sale of your home to us, you can pick up the phone and we will start where we left off. We can offer a variety of purchase options, so if you are not looking to sell for some time, we can agree to delay the exchange and completion dates to a date in the future that suits you.

DO I HAVE TO FILL IN LOTS OF PAPERWORK WHEN SELLING MY HOUSE TO YOU?

Simply put, no! Other than the initial agreement and the legal documents, as you would have in any house sale. We aim to make the whole process as hassle-free as possible and take care of as much of the paperwork as we can.

MY HOUSE IS AT RISK OF REPOSSESSION. CAN YOU STOP THIS?

Yes, we can. Our team will help and advise you on the various ways of stopping the repossession of your home. Selling your home to us is a financially viable way to get repossession stopped and you can use the cash that you receive to pay your creditors instantly. This stops the bank selling your property to the highest bidder at auction, where you have zero control of the sale!

DO YOU OFFER A REFERRAL FEE?

Yes. If you have a friend or family member who is looking to sell their house, please tell them about our service. We will pay you a finder’s fee for all referrals that lead to a successful purchase, paid on the day of completion.

YOU MENTION “SAVING SLIGHTLY ON THE PURCHASE PRICE OF YOUR HOME”. WHAT DOES THIS MEAN?

It is not uncommon for estate agents to value properties above true market value. It is in their interest for a couple of reasons. Not only does it make a homeowner feel better and more likely to give the business to the particular agent, but the agent themselves are in line to earn a greater commission fee, as the fee is often linked to a percentage of the sale price. We use true market comparables, including historic and recently sold house price data and resources such as land registry. The guaranteed offer that we present to you is without obligation. WILL YOU CARRY OUT A STRUCTURAL SURVEY ON MY PROPERTY?

In most cases we will not carry out a structural survey of your property. Not only does it delay the process, but we have a good idea when we come to view your property of its structural condition. On rare occasions we may decide to get a structural survey report, but this will always be completed by one of our surveyors and happen within a few days of viewing. We never use a bank surveyor.

DO YOU BUY LAND OR COMMERCIAL PROPERTY?

Yes, we are always interested in buying land with development potential, or commercial properties that need some TLC. We are always on the look out for mixed use commercial and residential properties too.
